Many landlords go through the motions of tenant screening without ever actually checking the references or conducting any kind of credit or background checks. They simply take the applicant’s word at face value and make their decision on renting to them or not based on that. This is not the best way to get a good renter and it is vital to check the references as well as other history before renting to anyone.
There is a reason why a rental application has a section for references. This is so that the landlord can find out the character of the person who wants to rent for them. Not only should the reference be called to see if they truly do know the applicant, but to find out some information on the character of the applicant as well.
This can offer more personal information on an applicant that may not be offered from a renter background check or credit report. Landlord credit checks are only going to show how good an applicant’s credit history is. It is not going to let a landlord know how clean a person may be or what kind of a person that they are.
While landlords simply want to know if the renter is going to pay their rent, many others want to know more than that. A majority of landlords are going to want to know how well an applicant’s personality is going to fit into their rental property. This can be a vital factor when the landlord is renting an apartment where many of the tenants have been there a long time.
A landlord is going to want to check all aspects of an applicant’s history. They should always check into the references of an applicant as well to make sure that the applicant’s personality is going to fit as well.
